在已有研究成果的基础上,对广州市东濠涌中北段整治工程的土地增值效益影响机理进行了分析,提出运用工程建设前后土地价值差异法对其土地增值效益进行计算,以专家咨询权数法确定该工程对土地增值效益的影响权重,以问卷调查法确定该工程对土地增值效益的影响范围,根据地面价、楼面价之间的关系解决了缺少土地成交价格资料的问题.经计算,广州市东濠涌中北段整治工程建设带来的土地增值效益为34.47亿元.
